Can you actually build on that land?

Listings say “great plot with potential”. The registries say what’s true. Every year foreign buyers purchase rustic land in Portugal believing they can build — and discover RAN, REN or a flood zone after the deed. Check any location against the official layers in 60 seconds:

For rural plots without an address: open the listing’s map (or Google Maps), right-click the plot → copy coordinates → paste here.

What the classes mean: Solo Urbano — construction generally possible, details set by the municipal plan (PDM). Solo Rústico — new dwellings generally not allowed, narrow exceptions exist (agricultural need, pre-existing legal buildings, specific municipal rules). A ruin with a registered footprint can sometimes be rebuilt — that depends on documents, not on what the listing says. Final answer always comes from the câmara municipal (a PIP request is the formal way to ask).
